1. Introduction

This Rental Service Policy ("Policy") governs all short-term and long-term rental arrangements offered by Luxury Apartments Madeira Lda ("Owner", "we", "us", "our"). By making a booking, you ("Guest", "you") agree to comply with this Policy.

2. Definitions

  • Property – Any accommodation listed on our website
  • Booking – A confirmed reservation for a Property
  • Security Deposit – Amount held to cover damages or breaches
  • Check-in / Check-out – Arrival and departure times stated in booking

3. Booking and Reservation

A booking is confirmed only when:
  • All required information is provided accurately
  • Payment is successfully processed
  • A confirmation email is issued

You must provide accurate personal and identification details. False information may result in cancellation without refund.

4. Pricing and Payments

Prices are in euros (€) and include applicable taxes.
  • Remaining balance due 14 days before check-in

Failure to pay may result in cancellation after notice is provided.

5. Cancellation and Refund Policy

All cancellations must be submitted in writing. If the Owner cancels, a full refund is provided and alternative accommodation may be offered. Refunds are processed within 10–14 business days.

6. Check-in and Check-out

  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM

Valid identification is required. Failure to provide ID may result in denied access without refund.

7. House Rules

  • No smoking inside
  • No parties without approval
  • Respect quiet hours (10 PM – 8 AM)
  • No illegal activities
  • No unauthorized guests

Violations may result in charges or termination.

8. Occupancy

Only registered guests are allowed. Unauthorized guests may result in additional charges or termination without refund.

9. Security Deposit and Damages

The security deposit is typically €200–€500 and is returned within 14 days of check-out.
  • Damage to property or furnishings
  • Missing items
  • Excessive cleaning required

All deductions are reasonable and supported by evidence.

10. Cleaning

Guests should:
  • Dispose of rubbish properly
  • Wash dishes before departure
  • Leave the property in reasonable condition

Excessive cleaning may incur additional charges.

11. Amenities and Utilities

Service interruptions may occasionally occur. We will make reasonable efforts to resolve any issues promptly.

12. Surveillance and Privacy

  • Cameras only in exterior or access areas
  • No cameras in private areas
  • Not active during guest stay unless disclosed

13. Liability

Guests are responsible for their belongings. We are not liable for loss, injury, or external events.

14. Force Majeure

We are not liable for events beyond our control, including natural disasters, government restrictions, or pandemics.

15. Dispute Resolution

  • Negotiation
  • Mediation
  • Courts of Madeira, Portugal

16. Governing Law

Portuguese law applies to all matters arising from this Policy.
